Reporting to the Vice President, Corporate Real Estate and the Director, Real Estate Development, the Real Estate Analyst will be responsible for developing, interpreting and implementing financial models to evaluate all types of development and redevelopment projects, including development pro formas & cash flow models, investment analyses and other types of financial analyses for decision making purposes.

The Real Estate Analyst is a vital team member and partner within the Corporate Real Estate team.

About

As the Real Estate Analyst, your primary responsibilities will be:

Financial Modelling:

Prepare advanced financial models in both Excel and Argus to generate project yield, project cash flows, internal rate of return, NPV, calculations for redevelopment projects of all property types across Canada.
    •Obtain the cost assumptions for a development pro forma from the various groups (development, construction, operations) and the revenue assumptions (leasing) to prepare development pro formas;
    •Create financial models to evaluate property investment exit strategies with operating costs/revenue and income streams.
    •Coordinate with the required groups to ensure accuracy of the information being provided and evaluate options to improve the project return; Update financial models with actual data to evaluate investments.
    •Perform variance analyses and reconciliations; Provide development pro formas as required for due diligence purposes; Support principal executive with financial models and analysis.
    •Provide support to the Leasing group to determine yield calculations on changing leasing assumptions in development pro formas;
    •Coordinate with the required groups to complete the monthly cost to complete process for the under-development projects;
    •Assist in securing third-party project financing as required;
    •Provide financial modeling advice and input to team members;
    •Perform market research to determine/verify a project's economics and to verify assumptions used in models.
    •Identify economic/general issues with potential economic impact.
    •Work with Development Associates to resolve development issues.
    •Assist with acquisition due diligence.
    •Assist with physical due diligence (including review of contracts, preparing the budgets, gathering the consultants) of potential acquisitions.
    •Perform rental rate analysis. Cultivate broker relationships for market information.
    •Perform special projects/analysis for the principal executive
    •Summarize and present findings and recommendations succinctly

Project Development:

Assist and Prepare Development Plans including, but not limited to:
    •Preparation of Project Schedule,
    •Preparation of Project Pro forma,
    •Preparation of Project Description,
    •Preparation of Market Analysis,
    •Preparation of Construction Budgets,
    •Manage and provide research and documentation in the delivery of project development plans.
    •Assist in performing development feasibility studies, including taking photographs, creating written project documents, producing proformas and analyzing sites for potential development opportunities.


Qualifications:


What we're looking for:

As the Real Estate Analyst you will have the following qualifications:
    •At least 3+ years' experience in real estate (finance focus preferred) is a must;
    •University graduate of Commerce/Business Administration or Real Estate;
    •Advanced knowledge of real estate development project underwriting;
    •Experience with a high-rise developer or construction lender considered an asset;
    •Working experience with Argus Developer considered an asset;
    •Advanced knowledge with Microsoft Excel;
    •Superb attention to detail;
    •Advanced knowledge and experience in building development pro formas required.
    •Must be able to work independently, be reliable and organized.
    •Must be professional, energetic and positive.
    •Must have superb customer service skills.
    •Must have excellent verbal and written communication skills
